The proposed development consists of the construction of 36 residential dwellings (including 50% affordable) to provide a natural extension to a historic Cornish village, driven by local persons, for the needs of local people. There is a considered approach to the massing, positioning and grouping of the dwellings, which are sensitively designed and positioned around a large central public green space. Approximately 24 house types have been used on the site, creating individual distinction and variety. Combinations of traditional and modern materials and detailing change throughout the scheme at appropriate junctures, together with the scale, style and layout of each of the dwellings or clusters.
